Access statement for Brook House Guest House, Windermere, Cumbria

Introduction 

We aim to cater for the needs of all our guests in our home based 5 bedroom bed and breakfast guesthouse. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will try to help.

Our access statement is provided on our website and a copy can be emailed or posted prior to arrival.  The statement can be provided in large print by prior arrangement.

There are bus stops near the end of Ellerthwaite Road (200m from the guesthouse with frequent bus services to the key tourist areas).  The main train station and bus terminus is a 10-minute walk or 5 minutes by car.   There are local accessible taxi services available if required.  You can book a taxi yourself or we can assist.

The village of Windermere is 5 minutes level walk away. While Bowness and the lake is a 15-20 minute walk away.

All Brook House leaflets and menus can be provided in large print by prior arrangement.

The guest house operate the following policies – No smoking on the premises, no pets, no children under the age of 8 years, fire evacuation procedure, no hot food allowed in bedrooms, premises / accommodation would not be suitable for guests with mobility impairment.   Arrival – No check in after 19.00 without prior arrangement.  Departure – Rooms are to be vacated by 10.00.

Arrival & Car Parking Facilities

There is a private car park for guests adjacent to the guest house.  Guests can drop off luggage at the front of the guesthouse, which is 10m from the car park.  There is a kerb (15cm high) from the car park to the entrance path.  We can offer assistance with luggage.  The car park has a tarmac surface and is lit by an adjacent street lamp.  The pathway to the main door is paved with two steps to the front door (step one 20cm and step two 18cm high).  The guesthouse has painted signage which displays the name and telephone number.  There is only one entrance, which is at the front.  The main front door (open 8.15am – 10pm) is followed by a porch door which is always locked.  There is a push button bell on the front door 92cm high on the left.  There is a second bell 135cm high on the left of the porch door.

Main Entrance & Reception – The main front door is the main and only entrance to the guesthouse for guests.  The front door has two steps (step one 20cm and step two 18cm high).  The porch is 1.3m in length by 1.2m wide.

The main front door access is 92cm wide, the door is side hung and inward opening.  The porch door access is 82cm wide, side hung and inward opening.   There is a lip of 3cm on the floor.  On entry in to our guesthouse there is a level hallway 3.4m in length by 1.1m wide.   There is short pile carpet throughout the ground floor.  Lighting is from above and from a light on the window sill.  There is also natural lighting in the hallway.   One set of keys are provided to guests for their room and front door.  Reception is located in the dining room.  The proprietors are available to assist and can be contacted after 10.00pm in an emergency by using a push bell located in the hallway or by mobile phone – 07791 639 146.

 

Public Areas – General (Internal)

The dining room is located on the ground floor with a side hung inward opening door with access of 76cm wide.  To the side of the dining room is a second room used as a utility room for guests (ironing/drying facilities).  The utility room has a side hung inward opening door with access of 78cm wide.  There are glass doors between the dining room and utility room with a 108cm wide opening.  These glass doors have a lip of 2cm.  At present these doors are not in use and have furniture in front of them but they could be used if required.

The guests have access to two main floors within the guesthouse on which the bedrooms are located.  All rooms are accessed by stairs. There are 11 stairs to a half landing.  All of these 11 stairs are 17cm high, 79cm wide, 24cm deep.   At the half landing there are an additional 5 stairs to room 1.  All these stairs are 17cm high, 67cm wide, 26cm deep.   Also from the half landing are 5 additional stairs with a right turn to the first floor proper (rooms 2 & 3).  All stairs are 18cm high, 79cm wide, 18cm deep.   From the first floor landing proper there are a further 14 stairs with two curved corners to the second floor (rooms 4 & 5).  All the stairs are 18cm high and the width varies from 62-77cm and the majority (excluding curves) are 26cm deep.

Handrails

The handrail on the first staircase is on the right and is 89cm high x 8cm wide.  The handrail to room 1 is 72cm high x 6cm wide and is on the left.  The handrail to the first floor landing proper (rooms 2 & 3) is 89cm high x 8cm wide and is on the right.  The handrails to the second floor (rooms 4 & 5) start at the right (73cm high x 4 cm wide), move to the left (78cm going to 72cm high x 6 cm wide) and then move to the right (78 cm going to 96cm high x 4 cm wide).

Stairs, landings, lighting, public telephone, public WC

The stairs and landings are covered by short pile carpet.   Lighting on the stairs and landings is from above and to the side and there is also some natural lighting.  The hallway, staircases and landings have good colour contrast and are well lit.  There is no public telephone, however, the proprietors cordless push button telephone is available for use at the current BT rate.   There is no public WC available, all bedrooms are en suite.

Public Areas – WC    There is no public WC available, all bedrooms are en suite.   Fire alarm bells are located in the owner’s accommodation entrance, the porch on the ground floor and on the landings of the first and second floors.  There are emergency break glass alarm activators in the hall on the ground floor and on the landings of the first and second floors.

Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe

Breakfast is served in the dining room on the ground floor. There are no steps.  The lighting is from above and the side alcoves and there is natural lighting.  Seating and tables are flexible and can be moved on request.  Four of the tables have under space of 60 cm high by 48 cm wide and a height of 71cm (legs on each corner).  All chairs are without arms.   One of the tables is round and has under space of 64cm high by 60 cm side and a height of 73 cm (4 legs).

Breakfast request forms are provided in 14 font or large print by prior arrangement and there is also staff help if required.  Special dietary requirements/allergies can be catered for by prior arrangement.

Bedrooms

There are 5 bedrooms, 3 on the first floor and 2 on the second floor.  Non are suitable for wheelchair users.   All bedrooms have fire doors fitted, which are self-closing.

  • First floor single bedroom (room 1) has a side hung inward opening door with access of 71cm wide. Bed is a small double bed, which is 62cm high and at narrowest point has approximately 130cm total space available to one side.
  • First floor double bedroom (room 2) has a side hung inward opening door with access of 78cm wide. The double bed is 63cm high and at the narrowest points has approximately 46cm to one side and 86cm to the other side (the bed does move so a combined space could be available to one side).
  • First floor large triple/family bedroom (room 3) has a side hung inward opening door with access of 70cm wide.   The double bed is 63cm high and at the narrowest points has approximately 92cm to one side and 137cm to the other side (bed does move so a combined space could be available to one side).  The single bed is 62cm high and at the narrowest point has 95cmspace available to one side.  The 2 beds could be configured differently to change access if needed.
  • Second floor double bedroom (room 4) has a side hung inward opening door with access of 71cm wide. The double bed is 63cm high and at the narrowest points has approximately 92cm to one side and 47cm to the other side (the bed does move so a combined space could be available to one side).
  • Second floor double bedroom (room 5) has a side hung inward opening door with access of 72cm wide. The double bed is 63cm high and at the narrowest points has approximately 95cm to one side and 48cm to the other (the bed does move so a combined space could be available to one side).  There is an en suite shower room in all bedrooms (see below for details).

All bedrooms have ceiling and side lamps and have natural daylight and are well lit.  A colour TV is provided in all the bedrooms.   All bedrooms are fitted with short pile carpet floor covering and have a level entrance in to the rooms.  There is a good colour contrast in all rooms.  There is a cordless kettle with a water level indicator and tea / coffee making facilities in all bedrooms.   Allergies – non-allergenic pillow / duvet and bedding could be requested on booking.

En-suite bathrooms

  • Single bedroom (room 1) has a en-suite shower room. The door way access is 57cm wide.  A washbasin of pedestal style is 80cm high and is rounded at the front with a single mixer tap.  The shower cubical step is 10cm high and has a single showerhead  with a manual thermostatic mixer control.  The toilet is 43cm high.  Floor space 1.8m by 1.75m.  Floor surface is covered by linoleum. There is a good colour contrast of light walls and linoleum.
  • Double bedroom (room 2) has a en-suite shower room. The door way access is 58cm wide.   A washbasin of pedestal style is 88cm high and is rounded at the front with a single mixer tap.  The shower cubical step is 22cm high and has a single showerhead  with a manual thermostatic mixer control.  The toilet is 39cm high.  Floor space 0.92m by 2.03m.  Floor surface is covered by linoleum.  There is a good colour contrast of light walls and linoleum.
  • Triple/Family bedroom (room 3) has a en-suite shower room. The door way access is 66cm wide.  A washbasin of pedestal style is 88cm high and is rounded at the front with a single mixer tap.  The shower cubical step is 23cm high and has a single showerhead  with a manual thermostatic mixer control.  The toilet is 39cm high.  Floor space 2.17m by 0.82m.  Floor surface is covered by linoleum.  There is a good colour contrast of light walls and linoleum.
  • Double bedroom (room 4) has a en-suite shower room.  The door way access to the shower/toilet is 57cm wide.  A washbasin of pedestal style is 88cm high and is rounded at the front with a single mixer tap.  The shower cubical step is 10cm high and has a single showerhead  with a manual thermostatic mixer control.  The toilet is 42cm high.  Floor space is 1.12m x 1.30m.  Floor surface is covered by linoleum.  There is a good colour contrast of light walls and linoleum.
  • Double bedroom (room 5) has a en-suite shower room.  The door way access is 86cm wide.  A washbasin of pedestal style is 88cm high and is rounded at the front with a single mixer tap.  The shower cubical step is 25cm high and has a single showerhead  with a manual thermostatic mixer control.  The toilet is 42cm high.  Floor space is 2.0m by 1.33m.  Floor surface is covered by linoleum.  There is a good colour contrast of light walls and linoleum.

Grounds and Gardens

Small walled front garden with a small lawn, flowers and  pots for residents which is available to sit in (two benches are provided).  There is a local park 150 meters walk from the guesthouse this leads   to a small wooded area and a library which is open to the public.  This area has tarmac pathways and there are benches to rest on.  There is also a public WC in Broad Street which is 250m away.

Additional Information

We have a evacuation procedure available in all rooms identifying escape routes and the assembly point to report to the person in charge.  If/when the need arises both the front and back doors will be used in the need for evacuation.  We operate a no smoking policy within the premises.  If you require more assistance for evacuating please notify us on arrival and we will help with evacuating you safely.  Staff live on the premises and in case of emergency they can be contacted by the staff emergency bell or via a telephone.  Mobile telephone reception is generally good.
